Home Staging: What Is It? How You Can Profit!
According to statistics, staging homes sell at an average
of 6.32% over what they are listed for. Homes that have not been staged only average 1.6% over the listed price. And if
you are selling a home valued at around $500,000, the difference is a whopping $23,600.
So do you think it is worth your while to hire a
home stager, or to become one yourself? Absolutely!
Home staging is even more important," says Barbara
Jennings, author of Rearrange It!,
"when you are selling an empty home. People buy homes, and just about
anything else too, on an emotional basis. Empty rooms, empty walls don't evoke any emotion whatsoever."
"You have to make the potential buyer believe in the
potential of the home," added Jennings. "You do that by bringing in furniture and accessories,
magazines and flowers. You make the home look alive, yet maintain the spaciousness."
For Example
For instance, you need to declutter the kitchen.
You do this by taking away the spice racks, hiding the dishes, taking off the refrigerator notes.
But at the same time, you bring out the pottery collection. You make sure the carpets are shampooed,
you make the closets look like The Gap and you do a general clean up of the yards. You look at
your home with a potential buyer's mindset. Then you decide what to carry out, what to throw out,
what to keep, what to store away, what to give away, what to show, what to move, where to move it, and
what will add sizzle.
You put all the family photos in a box. You want your
potential buyers to look at the architecture of the home, not your photos.
One of the best fringe benefits, is that if you're
selling your home, you're going to have to make all these decisions sooner or later anyway. Sometimes
it's helpful to have an objective eye help you make the decisions. But whether you hire a stager to help
you, or become one yourself, it's important to maximize your chances to get the best price possible.
Pay attention to the master bedroom, the baths and
the kitchen. These are the rooms females love to love. Remember that "less is more" in order to make
the rooms look as large as possible. You want to let the house sell itself and you want people to be able
to visualize themselves moving in and living there comfortably.
But be careful! If you do it right, you just might
fall in love with your home all over again and decide not to sell!
